At valentines we understand that our business is not just about property but most importantly the people involved. We know that moving can be a stressful time and we will do our best to ensure that moving into one of our properties will be as smooth as possible.


Once you have found a prospective property, valentines will arrange a viewing for you at a time to suit - this could be in the evenings or at week-ends if required. You will always be accompanied by a representative of valentines, who will be able to provide advice and answer any questions you may have.


Having decided on a property, you will need you to complete an application form. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.

When submitting your application, an administration fee will be required. This will act as a holding deposit while we discuss your application with the Landlord. It will be refunded if the Landlord decides not to proceed with your application. It will not be refunded if you as a tenant decide not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application.

The administration fee will be used to process your application, seeking references and credit checks and check-in and check-out schedules.

References & Credit Check

We will seek references on your landlord's behalf. Normally, this will consist of an employer, any former landlord and a character reference. We will also undertake a credit check which will leave a footprint on your credit file. In certain circumstances it maybe necessary for a tenant to have a Guarantor agree to underwrite any rent liabilities.


A deposit is required prior to occupation this is generally equal to one months, but may vary. The deposit will be protected in accordance with the Tenancy Deposit Protection legislation.

The deposit is held to cover any breakages, damage, or any other tenant liabilities.


Rents are usually quoted on a per calendar month basis. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.

Rents are payable by standing order or Transcash (unless alternative arrangements are agreed in advance) to valentines, monthly in advance, with the first month's rent being due before taking possession of the property.
